Absentee Homes
An Absentee Home is a property that you own as a vacant home or vacation home that is not your primary residence. Detailed below are the piece of mind inspection services that Charlotte Home Watch offers so you can rest assured that your investment is properly take care of. Exterior:
- Pick up newspapers, flyers and other telltale litter from your drive. Check your mailbox.
- Complete 360 degree walk of the exterior to check for any damage.
- Visual check of roof from ground level for damage, clogged gutters, downspouts.
- Visual check of all windows and doors for broken glass, vandalism or forced entry.
- Check for signs of water intrusion/damage or pest damage.
- Visual check of the HVAC system
- Visual check of irrigation system
- Visual check of garage door and operation
- Visual check of any outbuildings
- Visual check of yard areas, shrubbery, damaged trees and storm litter.
Interior:
- Check for water leaks in all sinks, tubs and showers
- Run water, flush toilets and check for leaks (this keeps rubber seals pliable and water traps full)
- Check other appliances including dishwasher, washer/dryer, refrigerator, etc
- Check house phone for any messages if requested
- Check main electrical panel for tripped breakers
- Visual check of ceilings for roof or plumbing leaks
- Visual check for any pest infestation
- Adjust all clocks to proper time if needed
- Check operation of smoke detectors
- Monitor thermostats and seasonally adjust temperature
- Check for burned out light bulbs and replace with owner supplied
- Report any suspect and/or strange odors
- Adjust window coverings and/or blinds as requested by owner
- Insure that all windows and doors are securely locked

After each visit we will have a checklist report customized for your property. This report will be emailed or faxed to you if desired, detailing all findings from our inspection. In the event that we find any issues with your property that require attention, we will send detail of this including photos if needed. We can then work with you to determine the best way forward in repairing or remediation of the problem within minutes of its discovery.
